Solutions for Buildings

We automate the technical systems of buildings and high-rises to enable more sustainable management, save energy, reduce consumption and increase operational efficiency.

SMART BUILDING MANAGEMENT

Today, more than 50% of the energy used in buildings can be wasted as a result of inefficient management systems. Managing large buildings is inherently complex, particularly when energy efficiency is a key objective.

From heating, ventilation and air-conditioning systems to lighting, shading and access control, buildings need a coherent technical communication infrastructure if they are to become genuinely smart.

Data Controls provides customised Building Automation solutions for properties of any size, allowing all building systems to communicate efficiently and achieve the right balance between comfort, energy use and operating costs. We do this through BACnet, the open communication protocol developed specifically for building automation.

BACnet gives systems throughout a property a common language, allowing lighting, heating and security systems to communicate while maximising comfort and protecting each space.

SMART AUTOMATION AND MANAGEMENT OF INDIVIDUAL SPACES

Every space within a building has different requirements and therefore needs precise, customised control.

Advanced technologies and automation systems such as Red5 Room, O3 Sense & Edge, UNO IAQ and Red5 O3 make it possible to monitor and control lighting, heating, ventilation, air conditioning and shading in individual rooms while maintaining high energy efficiency.

Data Controls combines hardware and software within a fully connected system, applying an advanced Internet of Things approach to room automation. This supports integrated solutions that combine sustainability, complete control and reduced consumption.

BUILDING-SYSTEM AUTOMATION

Technical systems require solutions that automate and optimise every stage of their operation.

Building-system automation makes it possible to monitor and collect data from almost every technical component, providing simple, intuitive management with particular attention to energy savings.

With more than 20 years of experience, Data Controls provides advanced automation solutions using software, sensors, actuators and other technologies to optimise processes, improve system performance and reduce overall costs.

ACCESS CONTROL

Security in high-rise buildings must work alongside systems that also provide comfort and ease of use.

Our access-control system integrates with building automation and optimised firewall solutions to strengthen infrastructure cybersecurity. BACnet Secure Connect also provides a robust approach to controlled information access, helping protect both people and property.

With enteliWEB, access and attendance management can also be centralised, enabling access to specific areas to be regulated.

The system is fully scalable, from small buildings to complex portfolios distributed across different geographical areas.

BENEFITS

01

Reduced investment costs through a centralised network of distributed controllers.

02

Straightforward integration between access control and environmental functions such as lighting and temperature.

03

Unified app-based control, allowing a smartphone to become an access key within a smart building.

ENERGY MANAGEMENT

Energy management is a fundamental part of building automation, enabling consumption and energy production to be monitored, controlled and optimised to improve efficiency and support more sustainable practices.

The BACnet system used by Data Controls can also support the development of client-specific Energy Dashboards, allowing energy control to integrate with automation functions such as heating and ventilation. This helps reduce operating costs while providing transparent, real-time monitoring.

Native-BACnet enteliWEB software displays energy data through intuitive dashboards, supporting timely intervention and optimised energy demand for more efficient and sustainable building management.

BENEFITS

01

More than 50% reduction in energy consumption when compared with systems not managed through a BEMS.

02

Continuous monitoring and real-time optimisation.

03

Seamless integration with other building-automation systems.

04

Definition of plant-performance KPIs tailored to the client’s processes.

FAQ

Yes. enteliWEB is designed to centralise the management of individual buildings, multi-site networks and distributed property portfolios. It provides access to multiple facilities from a single interface, allowing systems, alarms, schedules, energy consumption and operational activities to be managed while reducing the need for separate systems at each location. This centralised architecture is effective for standardising management criteria across distributed facilities, such as retail chains with dozens of sites, banking groups with widespread branches or large corporate complexes made up of multiple office buildings. It is therefore particularly useful for companies, Facility Managers and organisations that need to coordinate different buildings according to consistent management criteria.
Building automation can be a highly effective tool for optimising and reducing energy consumption, although the degree of improvement depends on several factors: the condition of existing systems, the characteristics of the building envelope, occupancy profiles and the objectives of the project. In practical terms, automation eliminates common sources of waste — systems operating in empty areas, lighting left on regardless of natural light and climate control that is not calibrated to actual occupancy — through continuous consumption monitoring, the definition of energy KPIs and the progressive optimisation of management logic. In buildings where systems are not managed through a BEMS (Building Energy Management System), Data Controls solutions can contribute to significant reductions in energy consumption.

A building equipped with advanced automation systems is easier to monitor, manage and optimise over time. This translates into tangible improvements in operational efficiency, energy-consumption control and indoor-environment quality, all of which can positively affect property value and attractiveness to tenants and investors. From an ESG perspective, systematic collection of energy and environmental data provides a useful information base for reliable sustainability reporting, certification pathways such as LEED, BREEAM or ISO 50001, and documented evidence of continuous improvements in building performance. As ESG criteria play an increasingly important role in real-estate investment decisions, having structured and verifiable data represents a concrete competitive advantage.

Yes. Data Controls solutions are designed to adapt to buildings of different sizes and levels of complexity, including high-rise and multi-tenant properties where occupants may have very different operational requirements.

Different management logic can be defined by floor, area, tenant or use, with customised dashboards and separate user profiles for each operator. Centralised control provides an overall view of the building, while space management remains granular and independent for each tenant. The scalable architecture allows the system to grow with the building without necessarily requiring structural replacement.

The Data Controls access-control system allows different authorisation levels to be defined for employees, suppliers, visitors and maintenance personnel, with configurable time windows, authorised areas and access duration. Occasional visitors can receive temporary credentials, while external suppliers can be enabled only for the areas and times required for their activities.

Every access event is tracked and recorded, generating a complete report of entry and exit flows. The system can integrate with security, lighting, comfort and supervision so that access to a specific area can automatically activate the relevant environmental functions, reducing consumption in unoccupied zones while maintaining comfort in occupied areas.

These devices are designed for retrofit environments and can be integrated into existing infrastructure without replacing the entire system. Red5 Room is designed for room automation and environmental control of individual spaces; O3 Sense, O3 Edge and UNO IAQ are optimised for indoor-air-quality monitoring — including CO₂, humidity, temperature, VOC/TVOC and other IAQ parameters — and can integrate with HVAC systems for automatic ventilation control.

Actual compatibility with existing infrastructure must be assessed during the design phase according to the system architecture, communication protocols, available cabling and technical objectives. In every case, the Data Controls approach prioritises gradual integration over total replacement in order to maximise the value of previous investments.
