Solutions for Residential Buildings

We integrate Building Management Systems (BMS) and Building Energy Management Systems (BEMS) into residential-building design to automate and manage heating, ventilation, air conditioning, lighting and maintenance activities.

SMART MANAGEMENT OF RESIDENTIAL BUILDINGS

Modern residential buildings require functional, efficient solutions for energy management, security and comfort.

Reducing energy consumption and optimising daily operations requires advanced automation based on data and intelligent controllers, ensuring better performance and more efficient building management.

Data Controls provides a complete range of solutions for residential buildings, including BMS and BEMS platforms that integrate HVAC control subsystems for energy efficiency, as well as fully programmable systems capable of managing entire residential complexes.

Our next-generation automation systems can automatically control the building’s main systems — including lighting, security and fire protection — through a single platform with clear, accessible data.

AUTOMATION SYSTEMS FOR ENERGY EFFICIENCY

Energy efficiency is a priority for reducing overall management costs and minimising environmental impact.

Data Controls automation systems optimise lighting, heating, ventilation and air-conditioning (HVAC) control, helping significantly reduce consumption.

Intelligent sensors and advanced algorithms, combined with technologies such as Red5 Room, Red5 Edge, eZNT and O3 Hub, automatically adjust lighting according to occupancy and available daylight, while climate control adapts to environmental conditions and actual space occupancy.

BENEFITS

01

Energy savings through automatic system optimisation.

02

Reduced operating costs and environmental impact.

03

Comfortable and sustainable residential environments.

CONSUMPTION MONITORING

Continuous monitoring of energy consumption and plant efficiency is essential for achieving and maintaining optimal performance in residential buildings.

Data Controls systems continuously monitor plant operating status, allowing anomalies to be detected in real time and daily operations to be optimised through prompt intervention by operators responsible for BEMS supervision and management.

With more than 20 years of experience, Data Controls provides advanced automation solutions using software, sensors, actuators and other technologies to improve system management and reduce overall costs.

BENEFITS

01

Continuous monitoring for accurate consumption control.

02

Greater system reliability and service life through preventive maintenance.

03

Continuous improvement in energy performance.

SECURITY AND ACCESS CONTROL

Security is essential for protecting both people and property.

Data Controls provides an advanced access-control system which, when integrated with optimised firewall solutions, delivers comprehensive and customisable protection for each facility.

Using BACnet Secure Connect, the system helps ensure protected access to information.

With enteliWEB, access and attendance management can also be centralised, allowing different operational workflows to be configured according to user requirements.

BENEFITS

01

Advanced protection through access control.

02

Centralised remote monitoring and access management.

03

Scalable solutions for buildings of any size.

RETROFIT SOLUTIONS

According to studies cited on the current Italian page, buildings constructed before 1990 consume on average 23% more energy per square metre than more recent buildings.

To improve energy efficiency and move towards current performance standards without requiring expensive structural work, Data Controls provides pragmatic, cost-effective retrofit solutions.

New controllers, including wireless technologies using standards such as Bluetooth, Wi-Fi, LoRaWAN and EnOcean, can be used to upgrade existing lighting, heating and environmental-control systems, reducing energy consumption and improving residential comfort.

BENEFITS

01

Improved energy efficiency in older buildings.

02

Cost savings without major structural work.

03

Integration of retrofit technologies with existing automation systems.

FAQ

Yes. enteliWEB is designed to centralise the management of individual buildings, multi-site networks and distributed property portfolios. It provides access to multiple facilities from a single interface, enabling plant monitoring, alarm management, scheduling, energy-consumption monitoring and operational activities while reducing the need to manage a separate system for every site. This centralised architecture helps standardise management criteria across distributed facilities, such as retail chains with dozens of locations, banking groups with widespread branches or large corporate complexes made up of multiple office buildings. It is particularly useful for companies, Facility Managers and organisations that need to coordinate different buildings using consistent management criteria.
Building automation can be a highly effective way to optimise and reduce energy consumption, but the degree of improvement depends on several factors: the condition of existing systems, the characteristics of the building envelope, how spaces are used and the objectives of the project. In practical terms, automation helps eliminate common sources of waste — systems running in empty areas, lighting left on regardless of natural light and climate control that is not calibrated to actual occupancy — through continuous consumption monitoring, energy KPI definition and progressive optimisation of management logic. In buildings where systems are not managed through a BEMS (Building Energy Management System), Data Controls solutions can contribute to significant reductions in energy consumption.

A building equipped with advanced automation systems is easier to monitor, manage and optimise over time. This translates into tangible improvements in operational efficiency, energy-consumption control and indoor-environment quality, all of which can positively affect property value and attractiveness to tenants and investors. From an ESG perspective, systematic collection of energy and environmental data provides a useful information base for reliable sustainability reporting, certification pathways such as LEED, BREEAM or ISO 50001, and documented evidence of continuous improvements in building performance. As ESG criteria play an increasingly important role in real-estate investment decisions, having structured and verifiable data represents a concrete competitive advantage.

Yes. Data Controls solutions are designed to adapt to buildings of different sizes and levels of complexity, including high-rise and multi-tenant properties where occupants may have very different operational requirements.

Different management logic can be defined by floor, area, tenant or use, with customised dashboards and separate user profiles for each operator. Centralised control provides an overall view of the building, while space management remains granular and independent for each tenant. The scalable architecture allows the system to grow with the building without necessarily requiring structural replacement.

The Data Controls access-control system allows different authorisation levels to be defined for employees, suppliers, visitors and maintenance personnel, with configurable time windows, authorised areas and access duration. Occasional visitors can receive temporary credentials, while external suppliers can be enabled only for the areas and times required for their activities.

Every access event is tracked and recorded, generating a complete report of entry and exit flows. The system can integrate with security, lighting, comfort and supervision so that access to a specific area can automatically activate the relevant environmental functions, reducing consumption in unoccupied zones while maintaining comfort in occupied areas.

These devices are designed for retrofit environments and can be integrated into existing infrastructure without replacing the entire system. Red5 Room is designed for room automation and environmental control of individual spaces; O3 Sense, O3 Edge and UNO IAQ are optimised for indoor-air-quality monitoring — including CO₂, humidity, temperature, VOC/TVOC and other IAQ parameters — and can integrate with HVAC systems for automatic ventilation control.

Actual compatibility with existing infrastructure must be assessed during the design phase according to the system architecture, communication protocols, available cabling and technical objectives. In every case, the Data Controls approach prioritises gradual integration over total replacement in order to maximise the value of previous investments.
